How student loan debt is impacting the housing market?

Student loan debt is playing its biggest role in the mortgage process yet, and it doesn’t look like it’s changing anytime soon. chart-copy

New data from NeighborWorks America’s fourth annual housing survey found that nearly one-third (30%) of Americans know someone who has delayed the purchase of a home because of student loan debt, up from 28% in 2015 and just 24% in 2014.

The data also cited that more than half (53%) of potential home buyers with student loan debt said the debt was somewhat or very much an obstacle to buying a home, down slightly from 57% in 2015, but above the 49% rate in 2014.

As a whole, to help put this perspective, borrowers are carrying the highest level of non-mortgage debt in a decade.

The National Association of Realtors recently released a survey with similar findings as NeighborWorks America, nothing that about 50% of Millennials, and about two-thirds of Millennial non-homeowners who have student debt, are uncomfortable taking on a mortgage. What’s more, this group was less likely to believe they could even qualify for a mortgage.

The value of remodeling projects depends on several factors such as how old is the building, the general condition, and the real need for the project.

Keep in mind that the appearance of a house on the outside is what gives an initial and lasting impression. Keeping the exterior paint in good condition with no flake or chip and a roof should be clear of damaged shingles would it be your first step.

These remodeling suggestion are inexpensive and are worth the investments. But before investing a great deal of money into an old home, determine what the return will be on the investment based on market value or how long you plan on staying in the house.

Price-Income_Featured-f084f5One of the leading on-line real estate destinations, Homes.com®, has released its latest Local Market Index, a price performance summary of repeat sales in the top 100 markets, and the companion Midsize Markets Report for the next 200 largest markets. Among the nation’s top 300 markets, 166 or 55 percent have now achieved full price recovery 24 more than the 142 markets reported in June.

By July, 50 of the nation’s 100 largest markets experienced a complete price recovery, one more than the prior month. Additionally, 116 out of 200 midsize markets saw a complete price recovery, 23 more than reported in June.

July saw 16 of the top 100 markets post a decline in their 3-month averages. The long-term view remains robust though, with all 100 markets continuing to post year-over-year gains.

The key to finding the right home is setting realistic expectations.  Make a list of your dream features and amenities before you start house hunting, at the same be willing to let some of those features go once you start looking at properties. It helps to score each feature on a scale of 1 to 10 to really see what each home has to offer.Once you’re house hunting, it can be nearly impossible to decide when you’ve looked at enough houses. Keep in mind that if you view a lot of homes it may result on the chances of getting confused as to what actually you are looking for. It will be a good idea to make a list of each property’s strengths and weakness, like’s and don’ts, and then get ready to compromise.

    Set realistic expectations and look at more than a few houses, it’s time to start making some tough decisions. Just make sure you’re not compromising on something you’ll regret later.

    If you’re in a sellers’ market, homes can go quickly and you might just be missing the window of opportunity.

Trying to anticipate the housing market is impossible.

The best time to buy is when you find your perfect house and you can afford it.  Real estate is cyclical, it goes up and it goes down and it goes back up again.

So, if you try to wait for the perfect time, you’re probably going to miss it out!

Luxury Home Kitchen.New home sales beat most analyst expectations rising 6.8 percent. However, despite the increase, April sales did not erase the 11.4 percent drop in new home sales reported in March.

On a non-seasonally adjusted basis sales of new homes nationwide these were estimated at 49,000 units, were the South counted for more than half of those sales.

The average sales price was $341,500, up from $325,100 one year earlier.

 Homeownership means you no longer pay monthly rent for the roof over your head. When you leave, you can sell it to recoup the purchase price and earn any profit that you may have accumulated through your appreciation in value.

But don’t kid yourself. Homeownership comes with a slew of disadvantages, responsibilities, and downright headaches. So before going any further, consider whether your lifestyle and finances make home buying a smart move for you.

Except in a roaring real estate market, it usually doesn’t make sense to buy a home you’ll stay for less than three or four years, because the cost of the process of buying and selling your property means that you could lose money  from your equity.   On the other hand, you will not pay capital gain taxes if you’re in the property for at least of 2 years.

One key question is whether it costs more, on average, to rent or own in your area. The rule of thumb is that if you pay 33% in rent than you would for owning  including the monthly mortgage, property taxes, and any homeowner’s fees,  then it’s smarter to own a home then renting it.

Total existing-home sales, which are completed transactions that include single-family homes, townhomes, condominiums and co-ops, rose 1.2% to a seasonally adjusted annual rate of 4.88 million in February from 4.82 million in January. Sales are 4.7% higher than a year ago and above year-over-year totals for the fifth consecutive month.
