Número de Ventas de Casas Pendientes en Agosto: Disminuye.

Después de recuperarse en el mes de Julio, las ventas pendientes se redujo en Agosto por tercera vez en cuatro meses a un nivel más bajo desde el mes de Enero, según la Asociación Nacional de Realtors® .millennial

El Indice de de Ventas de Casas Pendientes, es un indicador del número de contratos firmados para la compra de una casa, este disminuyó 2.4 por ciento a 108,5 en Agosto y   ligeramente menor (0,2 por ciento) en relación al mes de Agosto de 2015. Con la declinación del mes pasado, el índice está ahora en su segundo más bajo de este año después de Enero (105,4).

El Indice de Ventas de Casas Pendientes es un indicador líder para el sector de la vivienda, que muestra cómo se desenvuelve el Mercado de Bienes Raíces en un tiempo específico.

What are the Best Home renovations for your money!

SAVING MONEY!Every year homeowners invest large sums of money remodeling their homes. With the high cost of material and labor these home remodeling projects are usually homeowner DIY projects.

The value of remodeling projects depends on several factors such as how old is the building, the general condition, and the real need for the project.

Keep in mind that the appearance of a house on the outside is what gives an initial and lasting impression. Keeping the exterior paint in good condition with no flake or chip and a roof should be clear of damaged shingles would it be your first step.

If paint on window shutters or trim is chipped, a new coat will refresh them and give your house a whole new look. These are inexpensive investments that are worth the cost.

Bath and kitchen areas are the most important rooms within a home. Remodeling a kitchen or bathroom can cost thousands of dollars but in many cases all they need is some sprucing up with paint or new floor material. Replacing an antiquated bathroom vanity and an old toilet is not very expensive and is not considered a major bathroom remodeling job. Buy new bathroom fixtures from bathroom designer warehouses at cut-rate prices. All these remodeling tasks are worth the investment.

Stained or messy flooring in the bathroom, laundry room or kitchen can reflect a disinterested homeowner, and these areas can be improved quite easily. Remove the varnish off of worn floors and reapply. Replace a dirty carpet for something more in tune with modern design.

These remodeling suggestion are inexpensive and are worth the investments. But before investing a great deal of money into an old home, determine what the return will be on the investment based on market value or how long you plan on staying in the house.

Certain home renovations are a win-win situation, providing enjoyment to you, the homeowner, and then making your home more marketable, and worth more, in the future.

 

Are we there yet?

Price-Income_Featured-f084f5One of the leading on-line real estate destinations, Homes.com®, has released its latest Local Market Index, a price performance summary of repeat sales in the top 100 markets, and the companion Midsize Markets Report for the next 200 largest markets. Among the nation’s top 300 markets, 166 or 55 percent have now achieved full price recovery 24 more than the 142 markets reported in June.

By July, 50 of the nation’s 100 largest markets experienced a complete price recovery, one more than the prior month. Additionally, 116 out of 200 midsize markets saw a complete price recovery, 23 more than reported in June.

July saw 16 of the top 100 markets post a decline in their 3-month averages. The long-term view remains robust though, with all 100 markets continuing to post year-over-year gains.

 

New Home sales UP almost 26 percent!

 

Kitchen With Cherry Wood CabinetrySales of new single family houses were at 5.4 percent in July 2015 above the revised June rate of 481,000 and 25.8 percent above the July 2014 estimate of 403,000 single family homes.

The robust improvements in last week’s new housing starts numbers are especially encouraging for new home sales moving UP!

New home inventories increased in July to 218,000, the highest level since March 2010, and this trend will continue as the home building industry continues to expand.

Inventories of existing homes, however, have not improved significantly for several years compared with new constructions.

 

U.S. House Price rose 1.2 percent 2Q 2015

  U.S. house prices rose 1.2 percent in the second quarter of 2015 according to the Federal Housing Finance Agency (FHFA) House Price Index (HPI).   This is the 16th consecutive quarterly price increase in the purchase-only, seasonally adjusted index. FHFA’s seasonally adjusted monthly index for June was up 0.2 percent from May. House prices rose 5.4 percent from the second quarter of 2014 to the second quarter of 2015.

The HPI is calculated using home sales price information from mortgages sold to, or guaranteed by, Fannie Mae and Freddie Mac.

The seasonally adjusted, purchase-only HPI rose 5.4 percent from the second quarter of 2014 to the second quarter of 2015, while prices of other goods and services fell 1.4 percent. The inflation-adjusted price of homes thus rose approximately 6.9 percent over the latest year.

  • Home prices rose in every state between the second quarter of 2014 and the second quarter of 2015. The top five areas in annual appreciation: 1) Colorado – 10.6 percent, 2) Nevada – 10.5 percent, 3) Florida – 9.7 percent, 4) Hawaii – 9.5 percent, and 5) Washington – 8.8 percent.
  • Among the 100 most-populated metropolitan areas in the U.S., four-quarter price increases were greatest in San Francisco-Redwood City-South San Francisco, CA (MSAD), where prices increased by 18.3 percent. Prices were weakest in the Allentown-Bethlehem-Easton, PA-NJ, where they fell -1.1 percent.

Of the nine census divisions, the South Atlantic division experienced the strongest increase in the second quarter, posting a 1.7 percent quarterly increase and a 6.1 percent increase since.

Why Americans choosing to rent more?

REntingThe National Association of Realtors said Thursday that sales of existing homes rose 2 percent last month, the fastest rate since February 2007. Sales have jumped 9.6 percent over the past 12 months, while the number of listings has declined 4.7 percent.

However, despite the higher sales, more Americans are choosing to rent. The share of the U.S. population who owns homes so far this year has fallen to 63.4 percent, a 48-year low, according to the Census Bureau.

Pending Existing Home Sales dropped Unexpectedly

sold-sale-sign-over-clouds-grass-house-14063253The index of pending home sales fell 1.8 percent, the first drop this year, after a revised 0.6 percent increase in May, according to the National Association of Realtors figures shown last Wednesday in Washington.

The Commerce Department figures showed last week that Purchases of new U.S. homes fell also 6.8 percent to a 482,000 annualized pace in June, the weakest since November.
