Morosidad en Pagos Hipotecarios disminuye a nivel nacional pero continua alto relación con la década de 2000

El Centro Urbano del Instituto Financiero de la Vivienda publicó recientemente en su reporte del mes de Septiembre que las ejecuciones hipotecarias continúan disminuyendo con la recuperación de la vivienda, pero sigue siendo alta en relación a la década de 2000.blog25

En particular, el reporte muestra que los atrasos de más de 90 días  de morosidad así como las ejecuciones hipotecarias incrementaron a un 3.1 por ciento en el segundo trimestre de 2016. Esto constituye una disminución de 9 puntos bases sobre el 4.0 por ciento para el mismo trimestre del año anterior.

A partir de julio de 2016, el reporte indica que 1.30 por ciento de la cartera de Fannie Mae y 1.11 por ciento de la cartera de Freddie Mac fueron afectados con pagos atrasados, comparado al 1.63 por ciento para Fannie Mae y 1.48 para Freddie Mac en julio de 2015.

En general, las ejecuciones hipotecarias  continúan disminuyendo, con un promedio de 34.356 por mes en el primer semestre de 2016 frente a 37.970 por mes en el mismo período hace un año.

Buen indicador que el mercado de Bienes Raíces se mantiene estable, y aun mas considerando que los intereses se encuentran en los niveles mas bajos facilitando la compra y refinanciación a muchos propietarios para que puedan obtener pagos hipotecarios mas asequibles.

How Do we improve the air quality in our Homes?

 Usually the most effective way to improve indoor air quality is to eliminate individual sources of air pollution or to reduce their emissions. Some sources, like those that contain asbestos, can be sealed or enclosed; others, like gas stoves, can be adjusted to decrease the amount of emissions. In many cases, source control for air quality is also a more cost-efficient approach to protecting indoor air quality than increasing ventilation because increasing ventilation can increase energy costs.

Most home heating and cooling systems, including forced air heating systems, do not mechanically bring fresh air into the house. Opening windows and doors, operating window or attic fans, when the weather permits, or running a window air conditioner with the vent control open increases the outdoor ventilation rate and serves as a simple form of air cleaners. Local bathroom or kitchen fans that exhaust outdoors remove contaminants directly from the room where the fan is located and increase the outdoor air ventilation rate.

It is particularly important to take as many of these steps as possible while you are involved in short-term activities that can generate high levels of pollutants–for example, painting, paint stripping, heating with kerosene heaters, cooking, or engaging in maintenance and hobby activities such as welding, soldering, sanding, model making and gluing.

However, remember that for most indoor air quality problems in the home, source control is the most effective solution.

La asequibilidad en la vivienda está incrementando    en todo el país debido a las bajas tasas de interés y precios de la vivienda, iniciándose en el mes de Junio   el mes Nacional de la Vivienda, esto es de acuerdo al reciente informe realizado por la Asociación Nacional de Constructores de Casas (NAHB).

Homeownership closer than ever!

Housing affordability is up nationwide due to low-interest rates and home prices as National Homeownership Month begins in June, according to a recent release from the National Association of Home Builders (NAHB).

In addition to lower prices and interest rates, low-down payment programs offered by Fannie Mae and Freddie Mac is also helping creditworthy borrowers who cannot afford a large down payment   for a mortgage. These programs offer down payments as low as 3 percent for eligible first-time homebuyers.

Homeownership is the key of building wealth, since it is often a primary source of net worth and a step toward accumulating long-term personal financial assets.   It is not only limited to financial freedom but also building stronger communities and personal achievement.

Mortgage Rates plummeted today after Fed’s announcement

While the average improvement of 0.10% might not look like much at face value, it’s the biggest Finding-a-refinance-rate-for-your-homeone-day drop we’ve had in 2015, and in a league with very few other players historically.

With today’s improvement, the most prevalently-quoted conventional 30yr fixed loan for top tier borrowers falls back to 3.75%.   Some lenders will remain at 3.875% today, but many feel that  those lenders held back from passing on the full effect of the market movement not an uncommon occurrence after a volatile swing like today’s.

Estos procesos experimentaron el mayor aumento en un mes por los ultimos cuatro años.

El número de solicitudes de ejecución hipotecaria, aumentaron un 15 por ciento de septiembre a octubre, el mayor salto de mes a mes desde el 2010, según el último reporte correspondiente al mes de Octubre publicado por la compañía RealtyTrac, que se especializa en monitorear la actividad de los procesos hipotecarios en el país.

Sin embargo a pesar de este aumento, todavía seguimos viendo un descenso del 8 por ciento en el número de solicitudes presentadas para autorizar las ejecuciones hipotecarias desde el mes de Octubre del 2013. Una de cada 1.069 viviendas en los Estados Unidos es afectada con una ejecución hipotecaria. Las ejecuciones hipotecarias en todo el país ascendieron a 58.869 en el mes de octubre, el nivel más alto desde Mayo del 2013.

El número de ejecuciones hipotecarias correspondiente al mes de Octubre no tomó a muchos de sorpresa porque ya que en los últimos tres años se ha ido viendo un alza mensual promedio del 8 por ciento únicamente en ejecuciones hipotecarias programas.

La actividad en las propiedades reposeídas, conocidas también por sus siglas REO (Real Estate Owned) incrementó paralelamente con un 22 por ciento en el mes de Septiembre, el mayor incremento desde Junio del 2009.

We are experiencing one of the biggest foreclosure filling increases for the last four years.

The number of foreclosure filings experienced a big jump from September to October alone. These filings include but not limited to notice of defaults, scheduled auctions, and bank repossession.  According to RealtyTrac this is the largest month-over-month jump since the peak of foreclosure activity in March 2010.

However even though Foreclosure filings reported were into a considerable 123,109 U.S. residential properties in October,  fortunately still represented an 8 percent decline overall in the number of foreclosure filings from October 2013.  This is equivalent to one house for every 1,069 residential properties in the U.S. reported a foreclosure filing in October based on the latest report from RealtyTrac.

These numbers did not take us by surprise due to that over the past three years an average of 8 percent monthly uptick was scheduled for foreclosure procedures in the country.

On the other hand, REO activity (lenders repossessing properties via foreclosure) increased by 22 percent from September. The largest month-over-month increase since June 2009.  Overall, lenders repossessed 27,914 U.S. residential properties in October, as reported by RealtyTrac which is an agency that monitor housing foreclosure activities in the country.

Sales of previously owned homes rose in September to the highest level in a year, adding to signs that residential real estate will be a plus for the economy.

National Association of Realtors reported today in Washington that closings on home sales advanced 2.4 % to 5.17 annual rate, and purchases rose 1.9% from the same month last year before adjusting for seasonal patterns.

On the way, easier lending standards and faster wage gains would attract even more buyers, including those making their first entrance to homeownership.

Sales of existing single-family homes increased 2% to an annual rate of 4.56 million in September from the prior month, also the fastest pace in a year. Purchases of multifamily properties including condominiums rose 5.2% to a 610,000 pace.

Of all purchases, cash transactions accounted for about 24%, down from 33% 12 months earlier, Investors, 63% of whom paid cash 14% of the market last month, in September 2013, they accounted for 19%. And First-time buyers accounted for 29% of the market for a third month in September. Distressed sales, accounted for 10% of the total

We are aware that residential real estate market has definitely gotten better; however it has not fully recovered. There is a lot more to be done!

Federal Housing Finance Agency has been working towards a plan to open what many we see as underwriting standards that are too restrictive.

Mortgage giants Fannie Mae and Freddie Mac, their regulator and lenders are close to an agreement that could greatly expand mortgage credit while helping lenders protect themselves from charges of making bad loans, according to people familiar with the matter.

If the agreement is completed, lenders may be more willing to lend to borrowers with lower credit scores and smaller down payments.

Now that lenders are starting to remove some of the credit overlays, it is time to improve the growth of homeownership in the country

We expect FHFA to report the steps to further move and clarify lender liability and support the return of the 97% LTV product at the GSEs, Fannie Mae and Freddie Mac.

Fannie Mae and Freddie Mac have recouped tens of billions of dollars in penalties from lenders in recent years over claims that the lenders made underwriting mistakes on loans they sold to the mortgage giants.

However, Lenders have blamed those penalties for tight credit conditions and for prompting them to make loans only to borrowers with near-pristine credit.

We hope these initiatives will have a meaningful impact on the mortgage market, and we can see positive changes in the direction of the mortgages industry after years of tightening credit issues.

Next Tuesday will see the existing home sales report for September, on Thursday the FHFA purchase-only house price index for August, and Friday the new home sales report.
